Here, we have broken down the homebuying loan process into 6 steps.
Let’s get started!
Don’t be intimidated, this is a very simple process…and only takes about 15 minutes! Fill out our home loan application and provide all required documentation. Our team can then determine, within 24 hours, if you are eligible for a pre-approval—too easy. If for some reason you don’t qualify for your VA Loan at this minute, we will help you put a homebuying plan together and coach you all the way to the finish line! If you are having any uncertainty, this will help. There’s absolutely no charge and zero obligation to move forward. WE’LL BE HERE WHEN YOU’RE READY.
2. REALTORS & HOUSE-HUNTING
Hear us out. Hiring a realtor who does not specialize in VA Home Loans makes as much sense as ordering sushi from a pancake house. VA Speciality Realtors have experience structuring offers specific for VA Buyer’s and know how to negotiate to your benefit. Don’t be fooled, not all Realtors are the same and you need a Specialist. Not sure where to look or even how to go about finding a VA-Specialized realtor? We can connect you with one of ours! Now that you are pre-Approved, it’s time to house-hunt! Once you find the place, both you and your whole family can call home, make an offer! Once it’s accepted, it’s like a domino effect from there!
Next on the docket, you’ll receive/sign online disclosures. You and your loan officer will then discuss interest rates and lock options. After this, your loan file is forwarded to a processor who will order the appraisal then submit the loan to our underwriting department for the initial approval.
4. LOAN APPROVAL
Underwriting will review the loan to see if it’s ready for approval. Once approved, the Underwriter will issue a Conditional Loan Approval, which will likely require you to sign some documents and provide updated documentation, if necessary. Once our processor receives the requested approval conditions back from you and the Appraisal back from the Appraiser, they will submit the file back to Underwriting for final loan approval. At this processing will send you the online Closing Disclosure, which will kick off a three-day waiting period (Required by Law).
It’s the final countdown!! Dah dah dah dah…. dah dah dah dah dah dah!! Underwriting issues the final approval!! At this time, be on the lookout for a phone call to schedule your signing appointment with the Settlement Company that is handling your closing! You must have a POA (Power of Attorney) if you cannot attend the signing appointment in person!
6. MOVING DAY!
Your VA Home Loan closes, thus completing your initiation into the Homeowners’ Club! CONGRATULATIONS!
